Finding the perfect apartment can be challenging, but there are certain steps you can take to increase your chances of success. This article provides tips to maximize your chances of securing a first-hand rental contract (“förstahandskontrakt”) with the help of HomeQ.

We will discuss the importance of having a complete profile, how to write a compelling personal letter, how to stay updated about newly published apartments, and how to confirm your occupation (“sysselsättning”) once you've found an apartment you like.

1. Create Your Profile and Write a Good Personal Letter

A complete profile is a prerequisite for applying for apartments on HomeQ.

Create your profile now by entering your phone number, writing a personal letter, stating your current living situation (a common requirement from landlords renting first-hand rentals), and indicating who will be living in the apartment (you can also add co-applicants or guarantors here).

Put particular emphasis on the personal letter. Landlords use your letter as part of their assessment process to choose tenants. Therefore, it is important to write a personal letter that gives them a good impression of who you are.

The personal letter is an excellent opportunity to create a personal connection. You can explain any circumstances or reasons that may affect your application. You can express your motivation and enthusiasm for living in the apartment and the area. It is a chance to highlight your positive qualities as a tenant and set yourself apart from other applicants.

When writing your personal letter, you should:

  • Describe your background and other relevant details.
  • Emphasize your reliability and responsibility as a tenant.
  • Explain any special circumstances.
  • Show your motivation and commitment to care for and maintain the apartment.
  • End with a friendly greeting and an invitation for further contact.

2. Create Alerts and Continuously Search for Apartments

To increase your chances of finding an apartment via HomeQ, it's important to be active and continuously search. New apartments are published every day across the country, and it's often advantageous to submit your application early so that your name appears on the landlord's interest list for as long as possible.

A good way to ensure you don't miss newly published apartments is to create a number of alerts (“bevakningar”). You can do this by using the search and filter function and then clicking on "Create alert." (“Skapa bevakning”)

You will then receive an email around eleven o'clock in the evening each time there are available apartments that match your alert criteria.

On HomeQ, you can submit up to five expressions of interest (“intresseanmälningar”) at the same time, so make sure to fully utilize this by using all five slots.

For new constructions (“projekt” or “nyproduktion”), there are no limitations regarding expressions of interest. Take advantage of this and register your interest for all new constructions that you are interested in.

By being active, creating alerts, and utilizing the available expressions of interest on HomeQ, you increase your chances of finding and securing your dream apartment.

3. Add Your Occupation

In order to apply for apartments on HomeQ, in addition to having created a profile, you must also have added an occupation.

You do not need to add and confirm your occupation until you are actively searching for housing.

All landlords have their own unique requirements for prospective tenants. For example, the applicant's income must reach a certain level, the income must come from a specific type of occupation, or there must be an absence of payment remarks (“betalningsanmärkningar”).

By uploading the right documents and certificates confirming your occupation and income, such as employment contracts, pay slips, student loans, or employer certificates, you provide a clear indication that you have a regular and long-term source of income that enables you to pay the rent.

Important: You only need to upload your documents when you are actively searching for housing. Your documents are then "active" for 90 days before they are deleted and you need to upload new documents. The reason for this is that we want to protect your personal information, and it's important for landlords in their assessment that the information is not outdated.
